In short, if you can't afford to pay your agent out-of-pocket, that's ok! Let me walk you through how we can make sure you don't have to.

What kind of buyer are you? I have experience with all types, and can tailor my communication to suit your needs, whether you are a first time buyer who needs guidance at every step of the process, an investor who wants to make the most of your capital, or anything in-between.

I'll consider your budget, location, size and style to ensure the homes we look at are meet your individual needs, wants, and the particulars of your lifestyle.

Whatever you're seeking, I'll select just those options that are right for you.

I'll be in constant communication with your lender. If you do not have a lender, I have a few select professionals that I can refer you to depending on your specific needs and communication style.

Make an Offer
-
When you've found The One, we'll sit down together and write up a Sale Agreement, a.k.a. an "Offer".

It typically takes 30-45 days form the date the offer is presented to the date of closing. The time may be longer or shorter, depending upon you and the Seller's needs.

We present your offer to the Seller via their Agent. We sometimes send a personal letter from the Buyer to the Seller to help create a relationship. We may also present your offer in person if the Seller allows.

If a Seller wants to alter the offer, I will negotiate on your behalf to reach a mutually acceptable agreement.

Inspections:

The clock starts on the Inspection Period the first business day after Buyer and Seller both accept the contract terms. Typically you'll have around 2 weeks to inspect the home and negotiate details, depending on contract specifics.

I will help you to understand the variety of inspections available to you, such as radon testing, sewer scoping, and underground tank searches, and help you select the ones that are most pertinent to your situation. I can also refer you to excellent and careful inspectors that my clients have worked with in the past.

You may need specialized contractors brought in to further evaluate items flagged on the inspection report. I have developed relationships with all sorts of contractors and specialists in our market. Whether it's a structural engineer or an electrician, a roofer or a plumber, the professionals I recommend are detail-oriented and appropriately licensed, bonded, and insured.

Document Review

I will personally guide you through a review of the Title Report. Sometimes items on the report need to be scrutinized by an attorney, I'll help you determine if that is necessary, and provide you with referrals if it is.

Home Owners Association documents and budgets need to be reviewed as well. I will ensure all documents are delivered to you on time, and help you determine whether professional analysis is warranted.

CC&Rs (Covenants, Conditions, and Restrictions) can be difficult to read, but are important to understand. I'll make sure you have a good handle on any deed restrictions that may exist, so there are no surprises down the road.

Negotiation:

As a certified RENE-designated (Real Estate Negotiation Expert) agent, I will bring my skillset to every step of the process to ensure you walk away feeling good about what we accomplished.

If the inspections reveal conditions that you wish the Seller to address, I'll negotiate fiercely and professionally to get you best outcome. I will also make sure that you completely understand any risks you may elect to take on, and have the resources you need to evaluate them.

Whether it's a closing cost credit or a repair to be done before closing, I'll advise you on which path forward will give you the best value.

Closing Coordination:

I'll coordinate escrow, financing, and closing activities on your behalf to ensure a smooth, hassle-free closing. From start to finish, you'll never have to wonder if there is something you should be doing: I'm your navigator!

Before you know it, you'll be getting the keys to your home. I'll be there to hand them to you (and take some fun key-day photos for your social media!), but my service doesn't stop there. Whether you need an interior designer, a contractor referral for a remodel, or just have some questions about home ownership, I'm here for you whenever you need me!
