The services outlined here will be further tailored to your specific needs. They are a minimum of what services I will be utilizing for selling your home.

Staging & Presentation

  • We don't have control over everything that happens in the process of selling you home, but we DO have a lot of control about how we present your home to buyers.

  • I can help you decide on the best plan for staging your home. Depending on your situation, this could include professional staging. I have developed relationships with professional stagers in our area and can advise you on the best application of these services to get you the most money for your home.

  • For some people, professional staging is not an option. I can also help you with "staging in place", or "soft staging". This involves working with what you already have, positioning furniture and items in a way that makes each room feel large and open, and helps buyers visualize themselves living in the space.

  • I will hire a professional photographer to take high resolution photos of your home and property. I will be coordinating the angles and the detail this photographer will utilize. Professional photos of the neighborhood, including drone footage, may be used if appropriate.

  • Including a floor plan and a 3d tour may help buyers to better understand the layout of your home, so they know if it works for them.

Listing: Regional Multiple Listing Service (RMLS)

  • Through the power of the RMLS, I essentially hire all Realtors in the Portland Metro area to find a buyer for your home. Other than price, there is nothing more important than entering and positioning your home properly in the RMLS. The RMLS system syndicates the information and photos we provide to all public facing websites such as Redfin, Zillow, Trulia, etc., so it's important that we provide the right information, and as much detail as possible.

In-Person Marketing

  • Open houses are a great way to expose your home to buyers who might otherwise have missed out on seeing it, either because they don't have an agent yet, or because their agent wasn't available to bring them through. And they're really just good fun! I love to engage face-to-face with home buyers, and share with them some of the really cool features of your home that just don't translate onto the internet.

Online Marketing

  • In addition to making sure your home looks perfect all over the internet via RMLS, I have some other tricks up my sleeve to get as many eyes as possible on your home. I will share your home far-and-wide through my online network of Realtors, lenders, and other real-estate professionals.

  • I will also make the best use of my brokerage meetings, email lists, Facebook, Instagram, TikTok, and more!

Professional Yard Sign

  • Yes, yard signs are still important! I will make sure a great looking yard sign is installed once your home is listed, and will keep it supplied with high-quality take home flyers or a weather-resistant perma-flyer, because you never know when the right buyer may drive by!

Print Marketing

  • Speaking of flyers, those same high-quality flyers with also be available inside your home for buyers to pick up during showings. I can also mail post cards in a strategic fashion to addresses that are likely to have home buyers living at them.

Showing Feedback

  •  Whenever your home is shown I want to find out what the prospective Buyer and Realtor thought of your home. This will help us react to feedback, and provide more information to a Realtor whose Buyer might be considering your home, but is uncertain about making an offer.

  • I'll suggest constructive changes if necessary to make your home more appealing, and a sale more likely to interested buyers.

Buyer Qualifications

  • I'll ensure that any offers from buyers also include a pre-approval letter from a reputable lender for the greatest likelihood of an on-time and successful closing.

  • I'll educate you and potential buyers on the numerous methods of financing the purchase of your home.

Skilled Negotiating

  • Receiving an offer is the goal of all our marketing efforts. Too often an agent has a casual approach when negotiating a purchase agreement.  I will discuss the offer with you in detail and put no pressure on you to accept an unsuitable offer. If a counter offer is necessary we will work from a Win/Win perspective in order to achieve the best outcome.

  • As a certified RENE-designated (Real Estate Negotiation Expert) agent, I will bring my skillset to every step of the process to ensure you walk away feeling good about what we accomplished.

Closing Coordination:

  • I can suggest an excellent escrow team based on real-world experience with all of the major title companies.

  • I will coordinate escrow, financing, and closing activities on your behalf to ensure a smooth, hassle-free closing.
